Water Heating System Startup & Owner Training
Major Lozuaway & Associates provided on-site startup guidance and owner training for the water heating equipment at the newly constructed Chippewa Middle School in Okemos, Michigan. The 207,530-square-foot facility is part of the district’s broader investment in school improvements. Our involvement focused on preparing the water heaters for operation and equipping school maintenance personnel with the knowledge needed to care for the system.

The project included three A. O. Smith Cyclone BTHS-1000A water heaters, each rated at 1,000,000 BTU. During startup, our team provided on-site guidance to ensure the units were programmed correctly and operating in accordance with factory standards. This support helped establish the proper operating setup for the installed equipment as the new facility prepared for use.

To support ongoing system care, we also provided owner training for the school’s maintenance staff, covering troubleshooting and maintenance of the water heaters. The training connected the initial startup process with the staff’s day-to-day responsibilities, helping personnel understand how to maintain the equipment and address operational issues. Through hands-on startup guidance and practical training, Major Lozuaway & Associates supported the transition from newly installed equipment to a system ready for use and ongoing maintenance.

Bay City Armory: Project Overview
Boiler System Replacement & HVAC Upgrades
Major Lozuaway & Associates provided equipment selection guidance, on-site technical support, and commissioning services for the boiler system replacement and HVAC upgrades at the Bay City Armory. Working with the project engineer and installing contractor, we supported the project from design through startup and owner training, helping translate system requirements into equipment selections and installation recommendations.

The project replaced the facility’s existing boilers with two Viessmann CI-500 boilers, each rated at 500,000 BTU, and included three Viessmann 119-gallon indirect tanks. During the design process, our team assisted the engineer with equipment selections and piping recommendations. This early collaboration brought manufacturer-specific product knowledge into the planning process and informed the configuration of the replacement system.

During installation and startup, we worked alongside the contractor on site to address installation questions, assist with equipment testing, and commission the boilers. We also adjusted boiler operation to meet the manufacturer’s specifications. To support the transition to ongoing operation, we provided the owner’s maintenance team with training on equipment operation, troubleshooting, and maintenance. Through coordinated design assistance, hands-on field support, and practical owner training, Major Lozuaway & Associates helped carry the project from equipment planning to a commissioned system and prepared facility personnel for its continued care.

As the manufacturer’s representative for Mansfield Plumbing, we worked closely with project contractors and suppliers to select and provide a full range of Mansfield toilets and sinks, designed to handle the school’s high-traffic demands while ensuring efficiency and reliability.

Oak Street Senior Apartments: Project Overview
Maintaining historical character with modern energy-efficient HVAC system
Major Lozuaway & Associates played a pivotal role in the successful HVAC design and implementation at Oak Street Senior Apartments in Flint, Michigan. As the manufacturer’s representative for Fujitsu, we worked closely with Warren Systems and Shoemaker HVAC Supply to develop an efficient, non-invasive heating and cooling solution that preserved the historic character of the 42,000-square-foot building, originally constructed in 1898, as a school. We ensured that Fujitsu’s ductless mini-split systems were the ideal choice, eliminating the need for ductwork while delivering reliable year-round comfort.

Collaborating with Fujitsu engineer Reid Goyert, Major Lozuaway & Associates optimized system placement and ventilation to ensure the mechanical rooms maintained stable temperatures for peak performance. We guided the selection of Fujitsu 9RLS2 and 9RLS2H models, which are capable of heating even in -15°F conditions. Compact cassette systems were installed in hallways for added climate control, and individually metered single-zone systems provided residents with the ability to manage their own heating and cooling independently.

Our deep product knowledge and hands-on involvement helped address key project challenges, exceeding expectations and impressing property managers, who now plan to use Fujitsu solutions in future renovations. Through expert guidance and strategic problem-solving, we played an essential role in delivering a modern, energy-efficient HVAC system that seamlessly integrates with the building’s historic design.

When Zehnder’s of Frankenmuth, one of Michigan's premier restaurants, needed a reliable and efficient hot water solution, Major Lozuaway & Associates delivered the expertise and support necessary to ensure long-term success. As the manufacturer's representative for A.O. Smith, we collaborated closely with the facility team to select and supply four A.O. Smith BTH-500A water heaters, providing the capacity and performance required to meet the restaurant’s high daily demands.
